Issue the mortgagee title policy required by your mortgage lender for their protection.

Conduct a detailed title search of the historical records concerning your property. The purpose for the title search is to verify the seller's rights to transfer ownership, and to discover any claims or burdens on the property.

Prepare all closing documents by a licensed Florida Attorney.

Notarize all documents at closing.

Collect all monies due and distribute them to the proper parties; including satisfying any outstanding mortgages, judgments or liens.
Hold escrow funds with FDIC lender.

Record all documents after closing. To expedite your closing please provide us with the following:

Contract of sale.

Buyer's and seller's full names, addresses and phone numbers.

Mortgage lender, name of loan officers and phone number.

Seller's current mortgage lender and loan number.

A copy of the prior title policy.

Realters names, Realty Company, address and phone numbers.
